Die obsolete Stadt : Wege in die Zirkularitat

From department stores to barracks and churches, urban buildings regularly fall out of use as a result of societal changes. However, the driving forces behind these urban obsolescences have thus far not been systematically investigated. As a result of the global trends of digitalization, the mobility transformation, and changes in religious behavior, there is currently significant pressure to identify new uses for a wide range of different building types. These buildings represent a key resource for the circular development of growing metropolises, for affordable housing and uses that serve the common good, for more resilient neighborhood design that is better adapted to climate change, and for the increasing number of new functions now being carried out in our cities. Last but not least, this existing building stock is also a resource for the new infrastructures necessitated by the mobility transformation and the shift to renewable energy.

Vom Kaufhaus über das Kino bis zu Kirche und Tankstelle – immer mehr Gebäudetypen fallen aus der Nutzung. Treiber dieser Entwicklung sind die Megatrends Digitalisierung, Verkehrswende und Wandel der Religiosität.

Vielfältige Umnutzungsprojekte belegen bereits das zirkuläre Potenzial dieser obsoleten Typen. Vor dem Hintergrund der planetaren Grenzen dürfen diese Obsentials keinesfalls dem Abriss anheimfallen. Vielmehr wird das Obsolete zur Voraussetzung und entscheidenden Ressource einer zirkulären Entwicklung. Wesentlich ist ein Perspektivwechsel von der Bauwende zur Stadtwende, denn es reicht nicht aus, Haus um Haus umzunutzen, ohne das große Ganze im Blick zu haben. Anhand von 12 Grundsätzen der zirkulären Stadt wird gezeigt, wie dies gelingen kann.

Das Buch zeigt Möglichkeiten zur Eindämmung von Bodenspekulation und zur Förderung des Gemeinwohls auf. Wenn sich die Bundes- und Landespolitik ihrer Verantwortung stellen, könnten obsolete Systeme zu einer nachhaltigen Quelle für positive Veränderungen werden.
